In summer/fall, walk 0.8 miles to Main Street Station shops and dining. New construction with private hot tub and fire pit. Enjoy beautiful views and the sounds of the river. Two living areas, three King suites, heated garage with boot warmer/dryer, pet friendly for well-behaved pets. Pristine condition. TVs for streaming in all bedrooms and living areas. Heated floors throughout, huge mud room, A++ neighborhood.
ENTERTAINMENT: TVs with streaming apps in all bedrooms and both living areas. High-speed, reliable internet throughout.
THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide meticulous attention to detail, for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and well stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag.
LOCATION: Only 1.5 miles to downtown Breckenridge shops and dining and the Breckenridge Gondola for skiing at Peaks 6-8, 0.8 mile to Peak 9. Walk to town on paved path in summer and fall or ride the free shuttle (closest stop is 300 yards from house).
ACCESS: ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town. Easy drive to town or walk in summer and fall. As our guests, we are happy to help you with the details of getting around Breckenridge and where to park.

Home insurance requires that all guests be the minimum age of 30 with the exception of children and young adults traveling with parents.

PET POLICY:
Well-behaved, well-mannered doggies only! We have a Leave-No-Trace policy- no scratch/chew marks, no excessive hair, no yard waste. $185/dog. Dogs must be leashed outdoors at all times per town ordinance. Dogs must be minimum of 1 year old, one 60 pound or less dog, or two small less than 20-pound dogs. A description of your pet, how/where they sleep/spend time alone and signed pet policy are required.

Summary: The property was beautiful and the location was fantastic. There are just a couple of things to know. We all got super hot in this place as the climate control was on a schedule and we were instructed per the host rules not to touch the thermostat. We had one possibly weird situation regarding the hot tub. While the rule makes sense which is to cover it once done as to not damage the hot tub... We got a message from our host that a neighbor had messaged that it had been left open for several hours when it really had been just an hour and a half. We had already closed it by the time we got the message from the host. So it felt a little weird neighbors potentially watching the hot tub area.
